With the volatile stock market of recent years and pensions funds underperforming investment in property has come to the fore.

Florida has become a very popular place when considering both the purchase of a second home or an investment property for holiday rental income.

Americans, who would traditionally look to invest in the stock markets, are now looking for other alternatives and a second property in Florida, they feel, is a better way to invest their hard earned dollars.

In January 2003 the US publication Kiplinger's Personal Finance magazine compared the 1999 median* real estate sales prices and the projected sales prices for 2010 in 300 US cities Orlando was one of the top five cities for growth.

ORLANDO A TOP FIVE CITY

Based on research from DRI/McGraw-Hill, the magazine estimated that the median sales price for real estate in Orlando will be $182,782 in 2010. That compares with $106,256 in 1999!

Orlando, Florida, was in the top five, with an appreciation rate of 72 percent - more than 7 percent annually.

Not only are Orlando property values appreciating but there are opportunities to offset the mortgage and ownership costs through buy to rent arrangements.

Florida, and Orlando in particular, is an all year round destination for holiday makers from the USA and the UK - with more then 1.3 million British visitors each year. An estimated 12,000 Brits now have homes in Central Florida.

Below is the article from the 'Naples News' in July 2002 about property value appreciation in the Naples area. Land for new houses is fast running out in Naples partly due to the proximity to the Everglades which is a protected area.

COLLIER COUNTY PROPERTY VALUES INCREASE BY 20.4 PERCENT

Final figures show Collier County's property values rose 20.4 percent in the past year to $49.7 billion, doubling the county's property values since 1998. The value of the taxable property was right behind, increasing 18.6 percent to $39.6 billion, doubling the county's tax base since 1997.

"It's just like it was the year before," Collier Property Appraiser Abe Skinner said. "The market hasn't slowed from the standpoint of appraising or new construction."

Naples, appreciation predictions, is currently being quoted as between 20% - 25%.
